New show home launched at Avondale, Batheaston

Avondale, a development of seven two and three bedroom luxury homes in Batheaston is holding an open day to celebrate the launch of a new show home on Saturday 10th March 2007 between 10.00am – 12.00pm.  Agents, Cobb Farr and Savills will be on-hand to provide information on the development and answer any questions.  There has already been a considerable amount of interest, with two properties already reserved.

A welcoming and light hallway welcomes visitors to the two bedroom show home, which provides excellently balanced living space. Ample storage has been incorporated including a large walk-in hallway cupboard and separate utility room to allow living areas to remain clutter free. The stylish, contemporary kitchen comes equipped with a stunning stainless steel range cooker accompanied by granite work-surfaces and adjoins the spacious living room which features French doors leading out to a spacious terrace.

Upstairs, a large roof-light allows light to flood onto the stairs and landing, which lead onto the master-suite, bedroom two and family bathroom.  The master bedroom is ensuite and also has French doors onto a private stone terrace, with elevated views across the gardens and river towards Bath.

Michael Hodges, Managing Director of Broadway Heritage commented: “The launch of the show home is an ideal opportunity to demonstrate to prospective buyers the high standards and individuality of these homes before they make the commitment to buy, in a more relaxed and informal atmosphere. We have already received a high volume of enquiries from potential buyers who are interested in viewing the apartments, so we are delighted to now be able to showcase the development.

“Avondale offers a peaceful retreat from the stresses of modern day life, in a superb location – yet only a short distance from Bath and Chippenham and only a 90 minute drive to London Heathrow.”

Many of the homes feature private terraces and open spaces to enjoy as a sun-trap and also provide a great location for summer entertaining. The mature, manicured riverside gardens, boat house (complete with rowing boats for owners’ exclusive use) and jetty will all be maintained by a management company as a communal amenity for all residents to enjoy throughout the year.
Standard features of all properties include:

  • Contemporary fitted kitchens with granite work surfaces, integrated hob, oven, cooker hood and dishwasher.
  • Polished oak floors in kitchen.
  • Carpets in all living and bedroom areas.
  • Ceramic tiles in bathroom areas.
  • Individual thermostatically controlled central heating
  • Pressurised constant hot water systems
  • Resident and visitor parking
  • Entry-phone and push-button security systems
  • Terraced communal riverside gardens

The building has a rich historical past with former residents including author L.P Hartley, creator of the Bath Oliver biscuit, Dr Oliver and anti-slavery campaigner William Wilberforce, whose emancipation bill celebrates its 200th anniversary this year.

Prices start from £375,000. For further information on Avondale visit www.avondalebath.com - where floor plans of the development are available to download. Development details are also available from Savills, Bath office on 01225 474500 and Cobb Farr on 01225 333332.

WORK STARTS ON SEVEN LUXURY HOMES ON THE BANKS OF THE RIVER AVON

Avondale FrontWork has started on the transformation of Batheaston’s Avondale Hotel into two cottages and five spacious apartments. Broadway Heritage, the developer previously responsible for the conversion of Great Pulteney Street’s Chesterfield Hotel into two 6-storey houses and the Brompton House Hotel in Bathwick into 8 contemporary apartments, is developing the former hotel into luxurious homes, with the refurbishment work expected to be complete by March 2007.
Prominently situated on the banks of the River Avon in Batheaston, each of the two and three bedroom homes at Avondale features a distinct layout due to the unusual structure of the property. Every home has been designed to maximise the views across the Avon flood plain towards Bath and the many historical features of the building will be combined with modern technology resulting in a contemporary feel. Externally, the building will remain relatively unaltered and the established riverside gardens including boat house and rowing boats will be available to all residents.

Standard features of all properties include:

  • Contemporary fitted kitchens with integrated hob, oven, cooker hood, dishwasher and fridge freezer
  • Polished oak floors in kitchen and dining areas
  • Carpets in all living areas
  • Ceramic wall and floor tiles in bathroom areas
  • Individual thermostatically controlled central heating
  • Pressurised constant hot water systems
  • Generous parking
  • Entry-phone and push-button security systems
  • Terraced communal riverside gardens

Purchasers may be able to upgrade some features depending on build stage at time of sale completion. The building has a rich historical past with former residents including author L.P Hartley, creator of the Bath Oliver biscuit, Dr Oliver and anti-slavery campaigner William Wilberforce, whose emancipation bill celebrates its 200th anniversary in 2007.

Michael Hodges, Managing Director of Broadway Heritage commented: “We are delighted to be working, once again, with our architects, the Nash Partnership and our contractors Emerys of Bath on this next hotel conversion. Avondale is a charming riverside retreat, offering luxury modern living in a peaceful waterfront location. All seven homes will be distinctive in terms of layout - resulting in character properties with generous proportions, all finished to an exceptionally high standard.”
